2022 January HOUSING Market Update

Welcome to 2022. It's our first housing market update of the year. So let's get started.
I'm Lauri Howes, a local realtor with United Real Estate Properties here in Eugene, Oregon. First I'm going to go over Lane County. From Oakridge to Florence, we'll cover the 2021 year end numbers up to January 1.
Then we will move on to Eugene and Springfield. Those numbers will be current as of the past week, so they will be January 2022 numbers. Also, a quick note, these numbers are for single family dwellings only, no condos and no manufactured homes.
So the median sales price at the end December 2021 was 410,000 in all of Lane County. That is a .7% increase from November of 2021, which was $407,000. The median sales price in December of 2020 was $340,500. In December 2021, the median sales price was $410,000. That was up 20.4% over a twelve month period. In comparison, a healthy market usually raises between 3% to 7% per year, so that 20.4% has put a lot of equity in someone's pocket. The average days on market to close out December 2021 was 30 days. Is it a seller's market? Yes, it's a seller's market. We continue to see that as we closed out 2021 in December with barely a half a month's worth of inventory. Meaning if no more houses go on the market within the next 15 days, there will be no homes on the market in Lane County.
Moving on to the city of Eugene. In this past week, the median price of a new listing in Eugene is $420,000. There are currently 61 homes listed in Eugene and the average price per square foot in Eugene currently is $293. Median days on market in Eugene is 56 and the median rent is $2200 a month at this time in Eugene, Oregon.

And the median rent in Springfield is $1195.
